Customize Your Listings to OnlineVisit.com

As the first company to offer online listing customization nation-wide, OnlineVisit.com is jockeying for REALTOR® loyalty along with Free Web page and listing aggregators HomeSeekers and HomeAdvisor. The difference is that OnlineVisit.com isn"t offering free Web pages, or asking permission to download your listings from your MLS, - it"s offering free, customizable listing uploads directly to the site. And you don"t have to be a techie to do it. With point and click ease of use, Agents have complete control over the appearance of their online home and neighborhood presentations where they are allowed to create online presentations of home listings as individual home pages. Each home is given its own unique URL, or Web address, offering agents a tremendous advantage in listing individual homes with the search engines. The upshot is each listing is its own individual Web site where prospective buyers can access unlimited text, photo, video and audio information about a particular home for sale. OnlineVisit.com enables agents to display virtual tours of their home offerings using technology from Bamboo.com or IPIX.com. "Other sites offer Web home listings and tools for agents to promote themselves as real estate professionals, but no one has given complete control of the listing content to the agent until now," said Russ Cofano, CEO of OnlineVisit.com. "OnlineVisit.com will change the way agents present their homes for sale to consumers on the Web. It will dramatically cut down on the time and energy necessary to create and maintain flawless Web listings." One Century 21 agent in Arlington, Texas, Don Lawyer says, "I decide what information to include and how exactly to present it. I can then use my OnlineVisit.com presentations in newspaper advertisements, direct mail and even link them to my own agent Web page. OnlineVisit.com home and neighborhood presentations also help me cement new listings when I show prospective sellers what their home will look like on the Web using this service." Helpful Tools and Features To help distinguish an agent"s home listings from others in the marketplace, OnlineVisit.com offers options for streaming video and audio, static and 360-degree digital photos and customized text. The listings can include surround images that can be viewed by any prospective buyer without the typical plug-in requirements. OnlineVisit.com also allows agents to create re-useable neighborhood presentations to showcase schools, parks and other attractive selling points of a home"s location. Agents will find that even if they have little or no technology or Internet skills, that they can take advantage of these services with very little instruction. Directions for use are posted on the site, and the site also offers tech support from 8:00 a.m. to 5:00 p.m., Pacific time. Tech support hours are set to expand shortly. As of January 1st, 2000, the introductory free offer will be over and new pricing will take effect - $100 per quarter.

Determining Market? Its More than Price Statistics
I spent nearly an hour on the phone with a gentleman the other night talking statistics and the real estate market in the Washington, D.C. area (one of the hottest markets in the nation). He"s trying to decide on buying a home in this area and whether he would be wise to wait and buy or buy and wait.

There was a time when you couldn"t give a condominium away in the land-rich Dallas, Texas area. But traffic congestion (bad), the revitalization of downtown (good) and other factors have contributed to a loft, townhome and condominium-friendly housing environment.
