Only a quick commute to Ann Arbor, Michigan, Jackson is in a buyer"s market and that is one reason why it offers more for the money, say local Realtors.
"Currently the market is being dictated by the needs and wants of the buyer," says Realtors Sharlene Rader and Susan Towbin. "This is not to say that sellers are not receiving a fair value for the sale of their homes, but that if a home is not priced competitively against other similar homes it may take longer to sell or require a price reduction."
The Realtors explain, "In today"s market, buyers are educated and making their purchase decisions based on facts, they are looking at their home purchase as an investment. Buyers are no longer willing to pay full price for a home that needs repairs, updates, and cleaning, they know there is another home around the block that is truly in move-in condition.
"Sellers, of course, have high expectations of receiving top dollar for the sale of their home, as they have invested time, money and sweat equity," they say, "Sellers with realistic expectations are usually able to sell their home (with the assistance of a Realtor) in a timely fashion and receive a fair return from their investment. On the other hand, Sellers who hope to receive top dollar for their home which has not been maintained, needs updating, repairs, and general cleaning may be in for a rude awakening, Buyers will either pass this home by or will expect to pay a considerable amount less then that of other comparable properties, even if it"s only minor repairs or general cleanup that is needed."
Rader and Towbin believe that, overall, home sales are increasing. "With interest rates low, and spring approaching, buyers and sellers alike find this the best time to make a move," they say.
"Many prefer this location due to the great prices on many new homes and the tax base in Jackson County as compared to Washtenaw County," suggests Realtor Linda Kaiser. "We are currently continuing to see many homes coming on the market with values holding. Most buyers are able to locate both an agent and a home that will meet their criteria within a reasonable amount of time."
She advises, "Many buyers and sellers are active during the tax return season. Buyers using their returns and making plans while serious sellers should be listed as to not be overlooked with these buyers at this time of year. The drive to Ann Arbor is only 20-30 minutes and one will get more home for their dollar value if they want to commute. Many new subdivisions as well as country and lake settings are available in this small town that is only 15 minutes from Jackson."
