Market Conditions: Cape Cod, Massachusetts

Beverley Edwards, our local market expert for the Cape Cod area, reports that this resort community is avoiding the downturn affecting the rest of the nation. The number of transactions has decreased only slightly since 2004, Edwards says, and 2007 transactions dropped just 2.8 percent from 2006. And as far as dollar value goes, Edwards reports just a slight 1.4 percent dip from 2006. The early months of 2008 show an increase in sales, and Edwards sees this trend growing as we move further into the year. And there is also good news for the long-term, with continued high inventory and value pricing through the spring and early summer months. Sales are always slow around an election, Edwards says, but 2009 will see a slow and steady rise in home pricing. And with the price of building and remodeling going up along with the cost of oil, Edwards foresees more homeowners and builders moving to green homes and products.
