Omaha, Nebraska Slowly Moves Out Of Buyers" Market

From famed showman "Buffalo Bill" Cody, to writer Willa Cather, to fiery politician/orator William Jennings Bryan, Nebraska is the land of pioneers. Plenty of hunting and fishing have attracted visitors to the state for generations, giving it a rich history populated by native Americans, Mormon settlers, explorers such as Lewis and Clark, cowboys, and railroad speculators. True to its name, Omaha, Nebraska means "against the current." Rich in frontier heritage, the city has evolved from its 19th century boomtown image into a place of opportunity with long-standing and venerable businesses such as Mutual of Omaha, McCormick Foods and John Deere. "Normally at this time of year, our real estate market comes alive," says Realtor Bobbi Leibowitz. "And it has! Homes that have lingered for sale for the last several months, have been sold. New homes coming on the market are being snatched quickly, if they are priced right. The increased market activity is strongly related to continued low interest rates, say experts. Says Realtor Cathy Blackman, "After a very slow market period we are now seeing a rise in home sales. It is expected that our market will continue to be strong, and on the increase through September, based on current sales and market trends." "It"s been a buyers" market but I"m starting to see things even out a bit," says Realtor Judy Smith. "Market time is getting shorter, so buyers, don"t wait to purchase. It"s time right now to buy or sell for a fair price. The interest rates are wonderful so if you"re thinking of moving up or maybe to a smaller place, do it now while there is plenty of inventory to choose from." In communities surrounding Omaha, the market rate is neutral. "In Bellevue," says Smith. "the market is neutral at this time with property being offered at a fair price and sellers getting a fair price from buyers. With the interest rates staying low it"s a good time to buy or sell in Papillon. I look for prices to remain stable for a time, and as properties are offered for sale I think if they are priced right it will be a market time of 30- 45 days. A few months back market time had stretched to over 90 days." Buyers, don"t wait too long, advises Smith, and sellers, don"t wait to get your property on the market while interest rates are still low.
