Wyoming Towns Offer Quality Of Life, Say Local Realtors

Realtors in Gillette, Jackson and Cheyenne, Wyoming say quality of life is bringing new housing demand to their towns. Gillette "Gillette and all of Campbell County is seeing a lot of activity in both new home starts and resale homes as well," says Realtor Harry L. Kimbrough. "Living in Northeast Wyoming provides families with a quality of life that is unsurpassed. Living in Wyoming also provides a very favorable tax climate for Individuals and businesses alike. With the increased production and development in the methane gas industry, the coal mines and oil fields this is one of the busiest years in recent history for home sales. Coupled with some of the lowest interest rates in history makes it a good market for both buyers and sellers alike." Jackson Hole "Two-thirds through 2004, Jackson Hole real estate stays on track for a record-setting year," say Realtors Chad and Dianne Budge. "Still in the throes of its busiest season -late summer and early fall -the Jackson Hole real estate market passed two noteworthy milestones with its year-to-date stats through the end of August. Teton County,Wyoming crossed both the 400-sale and $300-million barriers for "04, placing it ahead of both "02 and "03. If these same statistical trends continue through the end of the year, 2004 will be the strongest annual showing for Teton County since the year 2000 (and post 9/11/01). Simply extrapolating out the number of transactions will place the Jackson Hole sales above 600, eclipsing the 579 sales posted in 2003." They advise, "Estimating the year-end dollar volume becomes more difficult, however, given larger and more expensive properties tend to sell during the final third of any calendar year. If 2004 maintains its momentum, it"s entirely possibly Teton County could crack the $500 million, and possibly $600 million-ceiling, which would up the current volume benchmark from 2002 of $470 million. In addition, looking at the average sale price (which is not to suggest an increase in individual property value) shows an approximate 10 percent jump in this year over last ($743,000 over $675,000 in "03). By year"s end, it would seem 2004 will be a record-setting year for the Jackson Hole real estate market." Cheyenne "The economy in Cheyenne is quite strong," says Realtor Connie Webb, "We are seeing new businesses looking to our community with the thoughts of relocating. Wyoming has a lot of good benefits for businesses, such as no state income tax. Cheyenne is growing, and will have a new high school starting in the fall 2008." The Best Time To Prospect Is All The Time
There"s been a myth floating around the real estate industry that prospecting is something need only do for a short amount of time, and then an abundance of transactions will start flowing to you easily. But it"s very rare to find an agent who experiences this unless they"re in the middle of a fairly hot market where they"re working.
